The community association at Summerlin comprises three master associations, Summerlin North, Summerlin South and Summerlin West. Each of the master associations function as individual nonprofit corporations with their own boards of directors, delegates and committees. The membership of each association is comprised of all owners of real property within the individual association.
The associations have been formed for the purpose of owning, operating and maintaining various common areas and community improvements within the associations including neighborhood parks, entry signage and streetscapes. In addition, the associations administer and enforce their governing documents, including the CC & Rs, design criteria, use restrictions and rules and regulations.
The Summerlin Council has been formed as the recreational arm of the master associations. It owns, operates and maintains the regional amenities, including parks and community centers. In addition, it organizes and facilitates community events, sports, camps, classes and clubs and organizations. The Council is funded through the assessments of the master associations on an equal pro-rata share for each property owner in Summerlin. It has its own board of directors, consisting of an equal number of appointees from each master association.
